Our Leasing and Development Specialist helps spearhead and execute commercial development designed to accelerate company growth. This position facilitates all leasing activities from inception to close including negotiating letters of intent and lease terms, preparing legal agreements, monitoring and administrating lease performance and expirations/renewals. Further duties include directing a third party leasing team to conduct market research, market properties, identify prospective tenants, generate a high production of lease deals and optimize economics. The Leasing and Development team member will also work in coordination with our development team to identify new opportunities.

Core Functions

  • Prepare LOI’s from beginning stages of execution, including negotiating terms, analyzing deal economics, and providing recommendations.
  • Negotiate lease terms and renewal options and work with legal to finalize lease contracts, amendments and renewals.
  • Develop property leasing and marketing strategies to maximize assets.
  • Analyze market conditions and gather market intelligence on demographics, rental rates, competition, availability, local brokers.
  • Generate and impl ement value-driven strategies to maximize asset returns and identify potential opportunities.
  • Prepare financial analysis of potential lease transactions.
  • Perform commercial tenant due diligence to: qualify the tenant’s concept, business history, financial analysis and credit evaluation, references and background checks.
  • Communication liaison with tenants on changes to rent/CAM, lease modifications, renewal obligations, and lease defaults.
  • Maintain master tenant database of lease terms and contacts.
  • Collaborate with development team to source real estate investments and development opportunities.
  • Assist in real estate analysis, broker selection, site selection, coordination with outside legal counsel, and property acquisition.
  • Help negotiate and prepare acquisition documents (offers, letters of intent, purchase agreements, partnership documents, and other legal contracts).
  • Work with development team on commerci al lease projections and overall development profitability analysis.
  • Work with construction on retail delivery specifications, landlord work letter, sign and design criteria for commercial assets.
  • Liaise with brokers, attorneys, lenders, and third party vendors.

  • 5+ ye ars experience with commercial real estate contracts, leases, development
  • Understanding real estate terms and practices, market conditions, industry trends and corporate real estate environment
  • Negotiating contracts and lease terms
  • Analyzing and interpreting complex legal documents
  • Reviewing and editing real estate leases and contracts
  • Marketing and leasing commercial properties
  • Collecting and analyzing market intelligence
  • Performing financial analysis
  • Building relationships with brokers, attorneys, lenders, and vendors
  • Advanced skills in Windows based environment (MS Excel, MS Word)

Candidates with experience as a commercial real estate lawyer or attorney, contract attorney, paralegal, commercial leasing manager, real estate transaction or contract manager, senior real estate leasing associate, and senior transaction advisor would be good candidates for this role.
